HOW UTILIZING A LAWYER PROTECTS YOUR CLIENTS

As a realtor, you have a few choices when deciding on how you want to service your clients. You can only take on the responsibility of helping your clients find a home and guide them through the entire home buying experience. Another option is to solely help them find the property. This makes your client put in the effort to research and locate the appropriate professionals to help them close their home purchase.

During the last 12 months, relators that took the time to help their clients find a home and recommended complimentary professionals to aid in purchasing and closing on a home provided their clients with the following added value:

  • Great customer experience
  • Sound advice throughout the purchasing experience
  • Purchased a property within their affordability
  • Secured a property without hidden costs, penalties or covenants
  • Secured a loan that was fair, reasonable and was secured with a lender that has their best interest in mind
  • Closing a deal with all property searches completed, title and home insurances obtained, and property taxes arranged.

Relators that focused on just finding a home and do not offer trusted professional recommendations potentially face the following consequences:

  • Taking out a second mortgage to acquire an overpriced home
  • Purchasing a home by offering an unconditional offer
  • Purchasing a home by not reviewing all possible conditions
  • Did not consider the impact to affordability
  • May not have had enough funds for the closing and having to take out an additional loan
